Before becoming a mortgage adviser, I ran my own service business in Taranaki for seven years. I know what it's like to have variable income, to write off legitimate business expenses, and then be told by a bank that "your income doesn't look consistent enough." Why self-employed mortgages are harder — and how I fix that

Banks lend based on provable income. As a business owner, your income may vary year to year, you may legitimately reduce your taxable income through business expenses, and you likely don't have payslips to prove what you earn.

Different lenders treat self-employed income very differently. Some will average your last two years of accounts. Others will use your most recent year. Some accept add-backs (adding depreciation and one-off expenses back to your income figure). Some require only one year of trading history.

The key is knowing which lender to approach for your specific situation. A lender that works well for a sole trader may not work well for a trust structure — and vice versa. This is where I add real value.

What you'll need

Documents lenders typically require

  • Last 2 years of financial statements (signed by accountant)
  • Last 2 years of personal and business tax returns (IR3 / IR4)
  • Latest 3–6 months of business bank statements
  • GST returns (if applicable)
  • Evidence of business registration
  • Accountant's letter confirming trading status and income (some lenders)
